This wonderful gem is surrounded by a picturesque mountain range and lies in the middle of endless pineapple fields and yet it is only a few minutes to the white sandy beaches of Hua Hin/Pranburi or the nearby shops, restaurants, the hospital or the school (all places can be easily reached within a maximum of 10 minutes). Hua Hin is only 12 minutes away, Pranburi 5 minutes or the highway Bangkok - Phuket/Krabi 5 minutes.

The area around Hua Hin is also called "Thai Riviera" and the Summer Palace of the Royal Family, which is present daily and everywhere with its aura, underlines this claim.

The villa has three bedrooms, a living room, two bathrooms and a European kitchen. All rooms have at least air conditioning and ceiling fans. The windows have, as well as the main entrance, protective and mosquito screens.

On the plot there is a newly built terrace with a fully equipped kitchen (dining table set, built-in cupboards, stove, double sink, refrigerator, large gas grill etc.) and fan. A traditional Thai wooden sala is also available.

The salt water pool (the largest private pool in the area) has the considerable size of 15m x 5m, including whirlpool and children's pool. A pool service provides for the cleaning and the tidy quality of the water (twice a week).

Lawn mowers and all garden tools find sufficient space in the tool shed.

The carport offers enough space for two vehicles. There is a small, approx. 12 meter long watercourse filled with fish (koi), water tanks for a total of 9,000 liters, a lawn sprinkler system, Internet connection, a very beautiful natural solid wood seating set, two raised beds for vegetable plantings and much, much more.

The villa can be purchased fully furnished. This includes all furniture inside and outside, all kitchen appliances (including two ovens, dishwasher, two refrigerators, freezer, microwave etc.), a washing machine, TV, all water pumps, lawnmower, tools, large BBQ grill, to name but a few.

Possibilities of land purchase and ownership for foreigners in Thailand +++

1) In principle, Thai law does not allow a foreigner to buy or own land.

2. the purchase of a property can in principle only take place from Thai to Thai.

3) A common and probably 90% practiced possibility is the combination of:

a) Purchase of the property
b) Leases of the land plot

4. the lease contract between the foreigner and the Thai landowner is first extended to 30 years, then to 60 years and then fixed to 90 years.

5) In the present case, the first 30 years of lease are paid by the current owner. For the extension of the term from 30 years to 60 years, a total lease amount of THB 1,000,000
(converted at the current exchange rate a lease sum of approx. 856€ per year).
For the extension from 60 years to 90 years, a total lease amount of THB 2,500,000 has been fixed (this means a lease amount of approx. Euro 2,140 per year).

6) The incidental costs (lawyer, taxes, land registrations etc.) are shared 50% between buyer and seller and amount to approx. 4,000€ per party.
