§1 Our business activity
- We the company Schröder & Busch Immobilien GmbH, with seat in 04347 Leipzig, Stöhrerstraße 22, furnish all services, supplies and achievements which refer to these general trading conditions. Our terms and conditions also apply to all future business relations, even if they are not expressly agreed again.
Deviations from these terms and conditions are only effective if they are expressly confirmed in writing by Schröder & Busch Immobilien GmbH. We do not accept any general terms and conditions of the customer which deviate from our general terms and conditions in whole or in part, unless we have expressly agreed to them in writing. This also applies to verbal changes to the contract.
§2 Our offers
All exposés, offers and various communications by fax and e-mail from Schröder & Busch Immobilien GmbH are intended exclusively for the personal use of the respective recipient, a transfer to third parties is expressly excluded. If an unauthorized transfer is made by the recipient, directly or indirectly, which leads to a purchase, rental or to an economically equivalent contract, the recipient is liable to pay damages in the amount of which is shown after the purchase / rental price of the property including the applicable statutory VAT.
2 All offers by Schröder & Busch Immobilien GmbH are subject to confirmation. Errors, omissions, prior sale and rental are expressly reserved.
§3 Previous knowledge of offers
- All objects proven by the company Schröder § Busch Immobilien GmbH are regarded as unknown, if the recipient of offers and notifications from § 2 does not raise an objection in writing within 10 days, naming the previous offerer.
§4 Revocation instruction for consumers
You have the right to revoke this contract within fourteen days without giving reasons. The revocation period shall be fourteen days from the date of conclusion of the contract.

inform you by means of a clear statement - e.g. a letter, fax or e-mail sent by post - of your decision to revoke this contract.
In order to comply with the revocation period, it is sufficient that you send the notification of the exercise of the right of revocation before the expiry of the revocation period.
Consequences of the revocation
If you revoke this Agreement, we shall repay to you all payments received from you immediately and no later than fourteen days from the date on which we received notice of your revocation of this Agreement. We will use the same means of payment used by you in the original transaction for such refund, unless expressly agreed otherwise with you and in no event will you be charged for such refund.
If you have requested that the Services be commenced during the withdrawal period, you shall pay us a reasonable amount equal to the proportion of the Services already provided by the time you notify us of the exercise of the right of withdrawal in respect of this Agreement in relation to the total Services provided for in the Agreement.
§5 The Commission
- Our commission/courtage amounts to the commission rate of the total purchase price or rental price for the object including the valid legal value added tax.
The commission/courtage is earned and due on the day of the notarisation of a purchase contract or the legally valid conclusion of a rental contract.
Our commission rates amount to 5.95 % of the total purchase price including the statutory value added tax applicable at the time for purchase objects and 2 monthly rents net cold plus the statutory value added tax applicable at the time. These standard rates generally apply unless a different amount of commission is stated in the offers.
4 If other commission amounts are agreed between the parties, they must be in writing.

§7 Place of performance and jurisdiction
1 The place of performance and jurisdiction is Leipzig (for commercial customers).
§8 Severability clause
1 Should any provision of these General Terms and Conditions be or become invalid or unenforceable, the validity of the remaining provisions shall remain unaffected.The parties are obliged to cooperate in order to replace the invalid or unenforceable provision with a valid or enforceable provision that comes as close as possible to the economic result of the invalid or unenforceable provision.
§9 Notes for our online offer
