multi-family house / purchase
This well-kept town house is only a few minutes' walk from the town center of Eilenburg. It is fully rented. The property dates from around 1900, but was badly damaged by a grenade during the war, so that the interior of this house was rebuilt in 1957/58.
The building has a complete basement. There are 6 apartments in the house, all with a balcony, daylight bathroom and mostly original ceiling heights and a basement. The top floor still offers expansion reserve for another apartment.
The entrance doors to the apartments are originally from 1957/58 and parts from around 1900 can be found in the stairwell on the railing.
The house was almost completely renovated in the mid-1990s. This renovation included:
+ all the electrics
+ the entire floor heating
+ Plumbing / bathrooms
+ Renewal of the wooden windows by approx. 90%
+ Roof including plumbing work
+ the facade
+ Renewal of the balconies on the courtyard side
An apartment on the top floor was converted into a maisonette in 1989.
With the flood in 2002, there was major water damage in the cellar or basement area, which was also extensively renovated.
A house with 3 two-room apartments and 3 three-room apartments is being sold.
The rooms are spacious and very functional. The ceilings are all solid ceilings with a screed floor. The tenants were mostly responsible for furnishing the apartments themselves. In the large ground floor apartment, some of the original box windows are still in very good condition. The balconies face east and west.
* Pictures of the apartments and other documents as well as invoices are available on request, stating your full details.
